@KJ L. It's north of Birmingham. I'm still checking what type of heat/air units they currently have in the property. Thanks for suggestion for minisplits. I'll keep that in mind.

@Clint Shelley That would be ideal to convert to HVAC, maybe down the road I'll do it. Thanks for the reference price and those great questions about the duck work. I didn't quite ask them full details for a price quote of HVAC. They just gave me a number for reference but no detail of the HVAC unit.

@Caleb Heimsoth I'm purchasing through Norada. I think the deal looks great. Neighborhood is the winner imo. HVAC is my only concern.

@George W. Thanks for the input. I look up the weather by month and it's said in winter it can get to mid 30F. I thought heater maybe required. I'm checking with the provider re the law.

@Frank Geiger Great question. I'm asking the provider about the duct work. Thanks.

@Trey Knight Thanks for the price point. They told me if they were to do HVAC it will be $9k. I'm not considering to do HVAC just yet.

@Philip Johnson Good points. I think the 2 window units provide heat and ac. There are ceiling fans in all 3 bedrooms.

Hello,

I'm considering to purchase a turnkey property in Alabama. This is my 2nd rental but I'm relatively new.

The property is in a nice neighborhood (70% own/ 30% renter) which the company said it's hard to come available in this neighborhood. Good schools. The house is build in 1965. 3 bd/ 2bth 1570 sqft.  Inside looks beautiful. It doesn't come with HVAC. Previous owner took out HVAC and installed 2 window units: one is in living room another one I'm still confirming with them. They think it should rent for $900 and purchase price $90K. It will be financing.

I like everything about it but I question that it doesn't have HVAC. I personally don't mind the window units but don't know about renter and if this would hinder the rent possibility. Is the landlord required to provide heat system in all bedrooms in Alabama? What are your thoughts about this situation? Thank you in advance.

Post: want to get out of escrow (as a seller)

My family has a townhome that we are selling and it currently is in its 13th day of escrow. There is a lawsuit against the HOA which started a month ago and we didn't know about it when we listed the house 2 weeks ago.
On another note, we have a family reason that we now want to back out of the escrow. We are thinking to send the buyer a form 14C3, a notice to buyer to perform (to remove loan contingency).
Knowing that the buyer probably would not be able to find out about their loan approval this soon (due to this lawsuit), what are the consequence that can happen to us after sending the notice to the buyer? What can we do to get out of the escrow?

Still no reply from the agent. I found out that he is the agent/broker. So I don't know who else I can make my request to in this case. Can anyone please advise?

Thanks Wayne. It won't expired for another 5.5 months. It was for 1 year agreement.
