The rents will be enough to cover the mortgage, even while we are owner occupying. Once we move out, we should be able to cash flow about $400/month.

Thanks @Vala Shahabi! I learned that it wasn't as hard to get started as I thought. Sure there was a lot of paperwork and learning, but it's not impossible. Would love for the numbers to get better, but that'll happen through experience.

Hi everyone, my wife and I just purchased our first investment property. It's a duplex, selling price was $211,000, got it on a VA loan. We are going to owner occupy the downstairs unit, and rent out the upstairs. Among the tenants, we should be able to pull in about $1200/month in rent.

Not the best numbers ever, but not the worst. Glad to get started!

Hi there, I'm new to BiggerPockets, and new to real estate investing as a whole.

I'm a Marine Corps reservist and veteran, so I should qualify for a VA loan once I start full-time work in May.

I'm interested in getting into multifamily units locally (I live in Provo, UT) pretty soon after qualifying for the loan.
