Hello Indy Investors,

I hope this isn’t too last minute! I’m based in Southern California and have been looking into the Indianapolis market for the past few months. I finally have some time to visit Indy this weekend (10/26-10/29) and would love to attend any local real estate events while I’m there. Does anyone know of any meetups? If not, would anyone be interested in connecting over a drink or coffee on 10/27 or 10/28? Let me know!

Thanks for sharing @Kevin Sobilo! Those are great strategies. I wish my realtor had mentioned different options before we made the offer. My plan now is to wait for the inspection report and then negotiate with the seller from there.


@Jonathan Greene That’s what I’m thinking, especially since it’s a month-to-month lease. I don’t mind inheriting tenants, but I didn’t think to include an estoppel or proof of payment in the agreement. Lesson learned!

Personally, I would kill the deal. Out of state investing is always difficult, and inheriting tenants more so. Compound that with a squirrelly seller and tenant, and you’re not just seeing red flags, you’re being beaten about the head and shoulders with them.


 I’m still holding out some hope for this property. It’s hard to find a good cash-flowing property in California, where I’m located. I already have a property in California for appreciation and am now looking for another to boost cash flow. However, if the inspection report reveals more issues than I’m willing to deal with, I’ll likely walk away.

I’m currently under contract for a rental property, which is a duplex, and one of the units is occupied by a tenant. We’ve repeatedly asked the seller to provide the tenant’s rental payment history, but there has been no response.

I asked my realtor how we can verify the payment history, but she didn’t directly answer and simply mentioned that I can either accept or deny the lease (it’s a month-to-month lease, which I’m fine with).

Should I move forward with the sale? What can I do to protect myself, as I want to avoid inheriting a tenant who may not pay rent on time or may need to be evicted after closing?


Any advice is appreciated!
