Looking for investors who need rehabs and plumbing work performed on flips or currents rentals. I have rentals as well and have a very reputable and qualified staff I currently do work for an investor with 500 units in the WNY area but we are growing and looking to ad another investor. It's actually quite an easy property to manage. All big ticket items are done(roof and sided 5yrs,mechanics 7-8yrs). I'm leaning towards keeping it. Makes the most sense. Thank you all for the great insight!

If I don't sell I would make 7k more per year than if I did sell.

Thanks for the questions I would take the properties I'm pulling equity out of leveraged to 75%. This way I have the money and wouldn't have to go back to the bank again. I could go buy another property Or just use it to live off of. I don't "need it" necessarily

Brent, I understand that. If my post expressed that, my bad. I went in with 50k in equity which allowed me 25% of that in cash to pull out. Does that make sense?

Anthony, I agree with value adding. I have done that with almost every property I have purchased. Like Mike was saying, I'm transitioning at this point. Trying to diversify my portfolio basically. I also like the less intensive management with the A areas. I have two other well established businesses that create enough cash flow to live on so at this point in my investing career the less intensive management and better areas/properties just seemed like a good path for me. Don't get me wrong, these A area building have positive cash flow. Just not nearly as much as my C+ areas.

Mike, I completely agree. Each area is different as is each investor. As long as we are reaching our goals, that's the important thing.
