Hello all! 

I've been on the grind these last 2.5 years and I am really trying to scale. Currently have 30 units in the lehigh valley (26 of which we have acquired in the last 2 years) and do 2-6 flips/wholesale deals per year. 

I am hoping that I can bring value to someone that has a decent amount of volume (5-40+ flips/renovations/ deals a year) with the experience and lessons that I've learned as well as gain some experience. 

I've concentrated so much on operations with having my own construction side and self managing, as well as, have worked on details on the financing side of the business. I have focused on making my company tech savvy and having a dynamic feel (we have 3 VA's). Next stage will be to clean up the Sales and Marketing side to stuff.

Would love to have a relationship where there is a monthly call or talk through issues as things come up..

You are in the right place. Best of luck! There are a few investment group here in the lehigh valley you can be a part. 

You can find good return on your investment in Phillipsburg as well. Just a thought.

If you would like to stay in the NYC and invest within 2 hours away, the Lehigh Valley has solid investment opportunities. @Marc Nespoli mentioned great areas too. Not sure how comfortable to would be with invest from afar but it may give you the opportunity to stay. 

You can get MFR for 30-40k/unit in allentown

I was just talking to a Mortgage lender and they do loans for credit scores down to 580. Atlantic Home Loans. I dont think a 690 will hinder your chances of getting a mortgage.
