 Once you've satisfied raising the rents moving fwd checkout leases that will already have the future rental increase mentioned for your agreement. Make a dollar amt or percentage & add into the agreement. This way every tenant knows what to expect. Three or four months before time of next renewal you can send out a pleasant reminder of what you're expecting.

@preston gealy yes, believe it or not many ppl use their trusted investor friendly realtors when working OOS property's to step-in & be a liaison between them & the contractor. David Green mentions this in his Long-Distance investing book. Trusted realtors are part of your 'Core Four'.

Great work Brandon. It seems like homes in the Detroit suburbs are truly beginning to return w/value on rental incomes. This example appears to even best the 1% rule. That's great!

Love the name ‘Sapir Simply’ even inverted it sounds unusually mind grabbing. With a name like that ppl will want to remember you, know you & possibly buy property’s from you if you’re any good of course.
