Quote from @Andreu Ferragut:

Hi Spencer,

I am originally from Spain and my family owns some Real Estate Investments over in Mallorca. What I have seen at least in this island is that rent/price ratio is very low so it's hard to find a good property for long term rentals. Being such a touristic island my family does some bed and breakfast and STR and has had good success. The good news is that interest rates are lower than in the US and quality of life is amazing there.

This could be very different in other areas of Spain but that's my experience. Looking forward to connect in any way I can assist you.

-Andreu

Hi Andreu! What kinds of returns are you getting for your STR's in Mallorca?

Quote from @Erwin Groenendijk:

@Inigo A., curious to hear some numbers. Would that be a yearly bruto renting yield of 10% and CoC higher %?

In Valencia we have multiple flips that we are now finishing (a building and a garage that we are transforming into apartments). After we will focus completely on shorter term rentals with our capital in mainly Barcelona and some in Valencia.

Hi Erwin! How are things going to STR in spain with the new regulations? Curious if there are still pockets that allow STR near Barcelona, or if you are looking at other areas.

Hi John- I hired a company based in India- I've been using them for about 2 years and its been a total lifesaver.  I have 16 listings.  They handle most of everything, but I still have to be "on" and oversee things.  Its more like having 3 extra pairs of hands to do what I need, but I still have to be the brains of the operation, if that makes sense.  Happy to share more if you are interested.  FYI my team works US business hours, 7 days a week, 9 hours per day.

Quote from @Rebekah Bloom:

I am selling my 2/2 condo in San Miguel de Allende. Brand new construction with traditional boveda ceilings, professionally designed and decorated, 100% turnkey for second home or Airbnb. 25 minute walk to the historic center and in gated community.
$200,000 USD

Did you sell this already?

maybe message other lists and ask if they have any cleaners they would recommend.

Also see if there are any local FB groups where people share this info.

I hope you manually checked the numbers and aren't depending solely on Airdna data which can be inaccurate.

Thanks John! I did hunt down 4 different owners of which all were coy to provide any specific cleaners or handymen which I found interesting.

Yes I did a lot of various scenarios to understand the risk and I do agree AirDNA is not 100% so I also added more conservative data.

Hi Elaine!  Did you end up buying the property?  How is it going?

 Hi Azmat,

Did you ever decide to invest in a property in Turks?

I'm also curious!  Would love an update if you decided to invest, and if you picked a different spot, would love to know why!  Thanks

Thanks Chris! Makes sense. Seems this is the case for many/most foreign markets. Curious if you decided to buy an STR, and if so, where? Thanks!

Thanks for these great details! Do you know what income tax obligations Americans would have in Mexico? Say for example, I was to purchase an STR that makes $80K gross per year. How does the taxation work? Thanks!

This is wonderful!  We spoke about 3-4 months ago. I'm still looking at this market and would love to know how this one is performing!
