How is the situation in Merced now? is it a good place to invest considering that the UC merced will expand at an rapid pace?

I am noticing in most of the cities in San francisco bay area that the new townhomes (I am taking about high 800's to low 1 million dollars) are costing more or almost the same as old single family homes in the same area/city. plus the new townhomes are selling like hot cakes. I do not understand this. is there something fundamentally wrong here for a TH to be more expensive and preferable over single family homes (although old).

I am planning to add a detached 2 story unit (900 sq ft, 2 bed/2bath/kitchen) and need recommendations for good general contractors who are willing to work in san ramon/pleasanton area. We have the plans ready. The quotes that I received from couple of contractors are very high and I am looking for reasonable contractors that can build for less than 200 per sq. ft.

stock is more riskier than real estate. so 6% real estate return is not bad considering the risk is low and if you take into account depreciation and other things then there is no taxes on this income as well for long term holds. so it translates into anywhere from 8% to 12% return based upon the current income bracket and the state you leave in. definitely better then keeping money in bank and earning pennies.

@David Shapiro my goal is higher returns. I cannot afford to invest in san francisco bay area and that is the reason I am looking for out of state properties.I am looking for properties that are around 200k price range.

@Sal Zafar How do I find good properties in that range remotely from California. I am new to out of state investing.

another question. is it even possible to cash flow in austin market because I am having a tough time seeing that with newer properties. some very old properties might cashflow but the future maintenance costs will eat that anyway.

Actually cash flow is hard. I am betting on appreciation. would like to get feedback on that

PITI: $821

Property tax: $550

HOA/Home Insurance: $100

Property management fees/Leasing fees: $200 per month

Total expenses: $1671 per month. excluding any vacancy cost. 

Definitely not cashflow positive. only positive is that it covers the some of the principal each month. Can I bet on appreciation?

The reason I am looking at Leander is due to metrorail (Hoping that service will get better over time) and good schools. I am based in california and  mostly looking for reasonably priced new homes that are almost the same price as resale homes. The price in the resale market is similar plus it is easier to buy a new home being out of state.
