I am planning to become an investor who buys old houses, rents them out for a year during the time it takes to get permits in the Bay Area and then demolishes it, build a new house and sell it. I recently came across a house that is currently owned by a sex offender. After closure, he wants to rent back for a couple of months. Are there likely to be any complications? Will his name come off the sex offender list once I buy it? Is the rental for one year likely to get affected? Same when I try to sell it in two years?

Any one has any ideas on this? Thanks in advance.

Through my broker came to know of a house in the San Jose that is still off market. When I visited the house it smelled badly of pot. One of the rooms was clearly a Marijuana grow room but there were no plants in it. He did not show us one of the rooms.

We will be demolishing the house and building a new house there. Is there anything that I should worry about? Can appraisal become a problem even if they clean up the house well? I will be needing a mortgage.
