RE: state of MD - we got tired of bum tenants skipping out and leaving us holding the bag on a big water bill , so we just have the water bill in our (landlord) name and collect a monthly fee from the tenant, that avgs the anticipated amt they would pay for the quarterly water bill. then when th bill comes in each quarter we settle up. Kind of a pain but at least we wont get stuck with the full water bill.

also, no way to create a photo gallery and no custom fields. i'd like to for example, add my own date field to my notes, no can do.

ah - I could write a long essay on this, but here are the high pts:

- the User experience (UX) is not intuitive.  Every time I go in, I always have to think do i go in properties or leases or whatever... some clearer menu names (and updated CSS for menuing) would help.

- site interface hasnt been updated in years. the menuing is old style, 

- no client side (e.g. jquery) interaction to make data entry easier on the user to enter data. everything seems to be server side - enter 5 fields, hit submit and wait, etc.

- the accounting side is bad and needs an overhaul as well - hard to find the reports, they default to 90 day reports, etc.


I have watched the training videos, but quite frankly i have used a lot of different web based systems, and I shouldnt have to watch videos to figure the system out (IMHO).

The issue with combining both the operations side and the accounting side is that none of them can do both of them well - I have been spending some time looking at the trials and they seem to have strengths in one over the other.  I think I am going to try to find one that does operations really really well, and then maybe just stick with QB or something else for the accounting side.

Hello,

I have small Portfolio of rentals and would be looking for user friendly, straightforward cloud/ web based property management software. I have been using buildium but feel the software is a little dated and clunky esp. given the price for their lowest tier.

I am looking for a category killer but can't seem to find anything.

Many thanks for your help. Happy to share anything I find and like.

In MD, if you end up going to court, (and your repairs haven't been completed), the Judge will sometimes make the tenant put their rent into escrow until the repairs are completed. It seems  a little crazy that the entire rent should be escrowed, esp. for minor repairs but there it is. Anyway in this case at least you know you'll get your $ at some point.

this is a bit off topic,

I think TI is a bit of a scam.

Why doesn't the american title assn or some other group publish stats on title insurance claims made nationwide? my feeling is that the risk of a claim (actual claims made, not just purported issues with title) is EXTREMELY low. but we can't know how low because no one will actually publish any large scale, nationwide stats on claims data.
