Any recommendations for multi unit insurance companies ( 6 Units in Sacramento, CA).

 Hire Architect and let him go thru all process. In my case, we did hire architect but one planner was unnecessarily creating problem so issue was escalated to  higher authority and issue was resolved.

Post: Wholesale assignment contract in CA

Our LLC company was original buyer initially and then we are wholesaling to another LLC using assignment contract.

Seller has signed addendum and acknowledged assignment of contract as well.

Now Escrow also wants acknowledgement of   assignment fee from seller. Is that required ? Any idea ?

Looking for some suggestions ,

We will be working on putting 1 hr fire rated wall outside/inside but planner want to close this lobby wall too and we are looking for what other options we could have since this kill view and will not look good from aesthetic point of view. 

Do you guys provide some suggestions ? 

Close means ( 1 hr rated firewall with Type X on both side which will basically close this lobby side)

You are correct that outside one is Firerated + plus moisture and mold resistant one. 

You mentioned very good thing and I had no idea about about measuring distance. I thought distance is from wall to my side fence which was 3.1 feet but you said that is not the case, if should be measured between eave to eave between my property and neighbor property ( Is this  correct ). I will ask my architect about this as well.

Well not sure whether he was reading correctly or creating issues. We have escalated issue to higher management and then office of city council. They have many inconsistencies in their reply so finally they were able to remove fire sprinkler requirement.

However, there is another requirement which was put by building guy and we need your guy help.

So building guy has put 1 hr fire wall requirement for one side of house wall ( This is SFR but one side of neighbor fence is 3.1 feet) so according to him we need to have 1 hr firewall. Our architect did not put this requirement but he wrote down manually on approved plan.

We are not doing any exterior changes, just interior so according to him 1 hrs firewall ( Type X sheetrock inside ) and Type X sheetrock outside. Outside one is problem since we have to take out all sidings etc.

I have found one product called fireguard E 84 which can provide 1 hr firewall inside and outside

But building guy is saying "Since this product is a non-conventional approach to a code compliance issue, it you would need to apply for a AMMR, Alternate Methods & Materials Request and blah blah ...."

So according to him I need to have method get approved. 

I am assuming that there is not only a single way to tackle issue but should be various cost effective  ways

Hi,

We have property which was used as child day care , earlier it was SFR and now we are converting back to SFR

Building official says It has to follow new constructions guidelines which requires to install fire sprinkler. Planning and Zoning said it was given conditional use permit which was already expired so no issues in converting to SFR but building again said that our codes are different and if property is changing different occupancy group so it must follow new construction guidelines. Due to new construction guideline, he has asked us to lot of unnecessary reports like survery, soil report, fire sprinkler plan which costs lots of our time and money but was provided to get us permit.

He is saying this is change in function and it requires new construction code. 

Any idea on how to deal with this issue ?

Hi,

We want to put rehab money to fixup property which is owned by owner ( not us). We will put  our rehab money and fixup property. So what documents do we need so that we get our money back when property gets sold?

Rehab money is not fixed e.g. it could range from 100K to 120K

We have base price of property and then profit would be split 50 % to owner and 50% to us after taking out all expenses.

Do I need o hire attorney to draft these documents ?

Actually I have accountant who uses ProConnect software.

I have done 90% work in TurboTax and my accountant does  not know much about TurboTax so is there any way, he can import data from TurboTax to ProConnect software. I just want to avoid double work for him to input all data again in ProConnect.
