@ali - Everywhere in Utah is crazy. Brainhead is nice and you have the added bonus of being 3 hrs from Vegas (which depending on your preferred airline may make flights significantly cheaper).

I have a great realtor here. She helped me sell my last house, buy my new house, sell my mom's house, and she's helping me looking for rentals in other parts of the state.

@Tony Kim - great thoughts! Turnkey seemed so foreign to me when I started. But it's such a great investing strategy. I'm so glad I understand it better now.

And Jerryll Noorden is an ANIMAL! I don't know if anyone else has his kind of drive. His story (and his advice) are so valuable. I wish more new investors would implement his SEO teachings. They would see a big lift at the beginning instead of slogging along in the "learning" process.

@Doug Spence - YES! That's so true! Far too many newbies aren't really mentally an investor. Too many think it's a way to get-rich-quick. Obviously, they don't understand that investing takes work and is a business. Yes, it's a business that ultimately creates passive streams of income. But it won't get someone out of a money hole in the first 60 days.

I am a new investor and I feel like I'm turning into a whole new being. So it made me think about those fun memes that show you're really in the "IN" crowd - so I'm throwing it out to the community.

You know you're a new investor when...

(Here are my top answers)

- your have to resist the urge to think every cheap house in in the MidWest is a "good" deal

- you are still working out where you'll come up with the money to invest (could be your own, but you know other people's money is good, too)

- you start seeing "potential" in every house you drive past as you go about your day.

What an inspiring story. I, myself, am working on my first BRRRR property so this was SO valuable for me. Thank you for sharing your insights. I am more motivated now to keep pushing forward.
