I'm in the process of buying a monster of a old building in my small town. I own a few other buildings in town & this is the last one that really needs some love. I keep going back and forth between wtf was I thinking, and no problem, you can do this.

The two story brick wall in the back is caving in & will need to be completely redone. Roof is completely shot & will need an entirely new roof. Do to the water damage most of the second floor has fallen in to the first floor which has collapsed in to the basement. Other than that it's in fantastic shape *facepalm*  I literally fell through the floor, the rot is that bad. I can stand on the first floor and look in to the basement and out through the roof in to the sky from inside. The other 3 exterior walls are in good shape, but everything else will end up being completely repaired. I know that I can handle it if I take on the project one little piece at a time. Who else on the BP forums have gotten in over there head on a rehab?

I must have bought a semi trailer load of this stuff http://www.samsclub.com/sams/luxury-vinyl-tile-mountain-slate/prod9230750.ip I love it. You can drop a nuke on it and it will still look good & it's moderately easy to install.

I own a busy bar & I live right next to it. Last night I had a drunk regular that was cut off standing right out side of my window at 1am screaming my name. He wanted to talk to me about how mad he was that the bartenders cut him off. Every week I worry about someone getting shot, stabbed, raped, mugged, leaving my place and killing someone with there car. It really is a nice place, but dear god I hate the bar business. I have to sell 300 draft beers at $2 bucks a pop to make the $600 that I have someone mail to me with an apartment. When property owners qq about stress of dealing with tenants I giggle & tell them about how I had a customer kick in the door to my house looking for the bathroom...Dealing with tenants is a vacation from dealing with drunks. 

I forgot to mention that the bar is located directly in the center of a campground. Fights in the parking lot at 3am 100 feet away from a $100k RV that paid $45 for a night of quality camping...I get stress from that...I hate drunks. I love property rentals.

Everyone has there own golden rule, but mine is dont buy anything that I cant walk too. I absolutely love having all of my properties close enough to me that I can be at any of them in a few minutes. I enjoy the peace of mind of not having them spread all over the place.

I live in a small town in central PA & the best advice I ever got was, Dont buy it unless you can walk to it. I own about 35 unit's between 12 properties & I can walk to each of them. That guide line has really worked for me.
