Yes, you can do it. But remember this is not straight forward as the basis of the new property is derived from the adjusted basis of the relinquished property plus any amount you paid.

Thank you for the reply Melanie!!!  I heard that we still have chance for the "100% bonus depreciation" coming back after the presidential election. Should I wait for the tax filing then? In worst case scenario, can I retroactively file it in a few years for 60% bonus depreciation for the cost segregation I did in 2024?

Thank you Melanie for the advise. IF the bonus depreciation is 60% for this year and I do cost segregation, what happens to the remaining 40% of the depreciation. I assume you deduct it over the next 5, 7.5 and 15 years? Is there anyway to use the remaining 40% on the following year?

Hello there,

I have a quick question about how to get the equity out of my investment property.

I have a single family house that I’ve been renting longterm in Atlanta, Georgia.

Bought it at $180K and paid off about $50K so far and the house price went up to $330K. Hence I believe the equity in that house is about $200K ($50K paid off principal + $150k of price increase).

I would like to take out about $100K of equity to buy an investment property in Texas.

How can I do that? Or what’s the best way?
