Hello BP friends!

I just moved to NOVA area from Philadelphia like 8-months ago and now looking to get into Real estate investment or house hacking in the area. This is going to be my project. I have saved up some money and looking to do either a long term buy and hold or short term rentals/flips. As you all know, this area: anything close to DC or close by suburbs are very expensive and tough market for newbies.

Since I'm new to the area and to REI; I'm looking to meet up and connect with like-minded friends, agents, contractors and investors to learn more about the area and investment strategies.

Right now, I live in Manassas Area and looking to invest in the area closer to DC, Chantilly, Aldie, Gainesville, Haymarket, Fairfax, etc.

Any recommendations on hot areas are greatly appreciated.

@Brenton Braddock Congrats on your first deal!

I have been on the market for the past 6 months and I'm waiting for that right one!. 

Like you mentioned, I'm also a numbers/spreadsheet freak! and always doing a lot of math beforehand and trying to figure out; would everything fall within my budget/forecasted cashflow/potential repair fund, etc... and it never ends you know!. 

So I'm really interested to see your analysis/calculations/spreadsheet. Would you mind sharing it with me?

@Jason DiClemente, you made a very good point on Philly neighbourhood and I will keep this in mind when I shop around for properties. Actually, I'm looking in the suburbs of Philly, to be exact, around King of Prussia area (10-20-miles perimeter) as it is close to my work and where I live now.

@Garrett Sowle, thanks a lot for your in-depth insight on using FHA and it benefits like better terms, lower APR and down payment. I think I'm kinda leaning towards FHA at this point in time. And, this would give a greater edge as I'm planning to live in one of the units. I'm totally with you on umbrella policies and I will be learning a lot on these in near future.

Hello BPs,

I need your suggestion/guidelines on buying a 2/3/4 plex multi-family house for the first time.

My budget is around $400k and looking forward to holding for 4-5 years. 

A couple of questions:

1. Do you recommend buying under LLC? or personal?

2.  Which one is better: FHA or a traditional loan? I'm planning to go with small community lenders and after some time do a HELOC as well.

3. Any recommendation on buying a multi-family in Philadelphia, PA area? 

I would really appreciate your help.
