I recently ordered from lilyanncabinets.com. They were slightly higher than the in stock cabinets at HD and Lowes, but they are built from plywood instead of particle board. I don't have any local contacts for cabinet makers, though.

I'm interested in seeing an answer to this as well. Given that a regular mortgage requires paying compounded interest, and if you are an LLC the best you can hope for is 15-20 year commercial loan, why wouldn't the LOC be the better option?

I'm in the Baton Rouge area. I'm curious to know how you got a 30 year mortgage on this property? Every bank I've talked with in the area will only do 15-20 max on a commercial loan. Getting 30 year would open up a lot of possibilities!

I'm interested in a commercial property consisting of office space. The property is currently owned by a partnership that initially included 8 people. Over the years, some of the partners have died so now their interest has been divided between heirs. Four of the original 8 would like to hold onto the property and the other 50% want out. The property is a good deal, and I would like to either buyout 50% of the interests or the whole partnership. The price for the whole property is $300k, and the partnership currently holds ~$160,000 cash in an account. What is the best way to structure and offer? Am I buying a property or a partnership/business? If the deal is structured as buying a business, does that have the same impact on property taxes that a new sales price does? I'm new to this kind of deal, so any help is greatly appreciated. Thanks!

Thanks guys! The property I made the offer on will need some serious rehab, so I would definitely appreciate some recommendations for local contractors. I'm sure most have their hands full right now, but any help is much appreciated.

I'm a new member looking for advice and guidance to get started investing in either SFR or multi-family. I'm having a hard time finding any opportunities where the numbers work and would appreciate any advice. Also, I'd be interested to hear what others have to say about buying gutted houses in the BR/Denham Springs area as investments.
