@Chris Wosnitzer Thanks for your imput. Few more questions

Would the property tax liens be taken care by the primary lien holder ?

Or the purchaser responsible to clear the property tax liens ?

I am interested to buy a property in sheriff sale in NJ. It has first mortgage lien and a recent property tax lien recorded last month. If I end up the winning bidder, am I responsible to pay the property tax dues or does the bank that's foreclosing the property will take care of the tax lien ?

Hi,

I am looking to put a offer on a commercial zoned lot priced around 400K in Texas. I am planning to build some townhomes. I have a realtor but he is more into residential. I would need some advice on the following.

1. What kind of option period do i need to request to change the zoning into residential multifamily/townhomes.

2. What are other contingencies that i need to consider.

Regards,

Sandy

Hi,

I am interested to buy a pre foreclosure property in Hudson county NJ. As a initial research step, i tried to go to the county assessment records search to find out the previous  purchase prics. but the price field shows as 1. I tried redfin/zillow none of them have the history. Is there any free websites where i can get this info.

I want to try and buy a property on a Sheriff sale (auction) in Hudson county in NJ. If i am the winning bidder and deposit the 20% of the bidding amount but fail to pay the remaining 80% within 30 days of the sale. Whats kind of impact would this have ? Do i pay some fine ? And how to get back my 20% deposit back.

I am planning to buy this property for primary residence.

@Joe: Yes, i worked with this broker in the past. But they were regular purchases and it took about 60 days to close. Even i am not very confident if the closing can be done in 30 days on this property.

I never had worked with private/hard money lenders. How does it work with thse lenders.

@Boyd: NJ redemption period is 10 days.
