Post: Bought Offplan in UK

Hello,

I don't know what to do. I did mistake to reserve an off-plan project in UK, through a broker in October 2014. The development had to finish on March 2016, but actually it did not start because of some technical issue on the plan. The value was around 110,000 pounds and I paid 30,000; the remaining part should have been paid through a mortgage at the moment of delivery.

Now, as compensation the developer is offering another project that will be ready in 6 months with a value of 220,000 pounds. I checked the mortgage, but maximum that bank can borrow me for oversea is 70% and I have no intention to increase my exposition with this developer adding more money into the deal (considering that the cash flow after purchase would be not more than 200 pounds per month)

In this cases is it possible to ask for refund (in the contract this possibility is not there)

Does anything change if you buy the property cash and then with tennants paying ask for refinincing?

Hello,

I'd like to receive help to understand which are my options in order to get a mortgage, since I am not US resident.

Let's say that my target is to buy properties in Indiana and the value should be around 300,000$

I have understood I cannot access to bank mortgages programs. So which are my options? Is it better to go as private investor or to open a LLC?

What clientele are you looking for? My husband is active duty so we have investments located all over the US because "home" only lasts based as long as we have orders to the area. Yes our cash flow is lower currently but we are in it for the long run. 

Another great source is everyone's signatures. As you can see everyone has lot of difference experience and "niches" and locations of operation. On my website/blog I talk about our plan, model and experiences. It is a great way to learn more.

Thank you for your recommendations. For managing I think in any case need someone, because I am really too far to fix problems with tenants :-(

Most of Indiana is a great market, especially Indianapolis.

If you are looking at small mulit-unit projects [under 5 units] I would suggest sticking with quality single family homes.  Duplexes and small multi-unit buildings are usually older built and in rougher neighborhoods.  Of course there are a few out there that work well but as a "rule of thumb" I don't recommend them to out of State investors just getting started.  

I owned 11 duplexes at one point and loved the day I finally got rid of the last one.  Everything from high turnover, low rents, high maintenance buildings [and tenants] to finding a PM that would even manage them was an ongoing challenge.

 Thank you @Shawn Holsapple I will be careful at the moment of chosing the properties. The really important thing is cash flow :-)

I was searching on realtor and it looked like there were many cash flow opportunities in Indiana, in particular in Indianapolis
