Hi,
A lot of folks are against investing in condos because of the HOA restrictions they come with. However, there are still condos out there with no HOA restrictions or if they do have an HOA, with no rental restrictions. Atlanta has a strong rental market, so if you were able to get a decent size condo in a good location, it would go in a heart beat. The average 1 bed condo is going at $1500-$1800 (depending on area).

@Robert Carmody Thank you for you insights. I did think that most builders already had relationship with agents. I realise now that, that's a limiting belief. As you said, yes they do but it all depends on who comes into their mind first and who happens to be present in their time of need. I will start visiting more model homes and stopping by their offices to network. It really is about the long game, what could come of it in the future. It's amazing that you got such a major deal out of a one time referal.

I'm a Realtor in Atlanta, GA looking to expand my network. I would like to build partner with real estate developers on new constructions or other residential projects. I'm new to Atlanta, so apart from looking in the MLS for new constructs, I'm not exactly sure if there are any networking groups out there and how to find them. For the agents who regularly work with developers, how did you establish those relationships and are there any networking groups in Atlanta that you'd recommend?

@Tom S. I did this just a few months ago, I have two CC's and monitoring my credit. My score seems to be on the right track, now I'm just focused on saving for the downpayment.

@Anthony Rosa I wanted to wait until I had the right amount for a downpayment before sitting with a lender. However, I think you're right, it wouldn't hurt to sit with a lender to see where I stand. Thanks.

@Tim Johnson Good to know, thank you. I'm working on saving for a downpayment, once I have my desired amount, I'll try my luck.

To answer your question, when I say let's than stellar credit it's in the low 600's, however I'm actively working on building it up. I've been thinking about going the FHA route, once I have a decent amount saved up of course for a down payment. So I'm happy to read that, it's an option. It's good to know that all hope is not lost!

@Kyle Smith I appreciate your advice. I have been looking into possibly partnership opportunities.
