Just came across a note(would be my first one). Believe its a re-performing and I just want to get my feet wet. 

I managed to find out that the taxes has been paid on the property. 

1. How do I find out if the mortgage aka first lien is current?

2. Does Minnesota require you to have a debt collector license?( is there a compiled list which states require a license and which dont?)

I'm about to start market my first rental(rehabbed and empty). I'm getting professional photos taken and I'm considering virtual staging? anyone who has good/bad experience with doing this? thank you in advance for your input

@Michael Quarles Cam you elaborate a bit on this strategy? I have a vacant property that has the same mailing address on the county records as the vacant home. so I would just put a yard sign saying " who own this?" with my contact nr?

Om contemplating moving forward on a deal I located through a wholesale, the property comes with a 30day leaseback and it needs cosmetic rehab, what should be pitfalls to watch out for? tia

@Jonathan Greene it does, thank you very much sir. we do have two investment properties by default(bought as primary turned investment). So the take away is a personal letter to attach to the offer with the breakdown and financial explanation. I'll def do so, and preferably do a standardized template that I can customize per offer. great feedback and very much so helpful. I wish you a wonderful rest of your day sir

As a realtor I have access to the MLS and as one strategy to locate my first deal Im going to keep submitting offers until I get a hit. This will be time consuming and a lot of work however I am fully committed to this and have a target to hit per month as I view this as a numbers game plus the fact that I only need one good deal(to begin with that is), my question is how much info would you submit in an original offer to save time but at the same time not miss anything of importance, Im planning on having a template with my info, sales price Im offering and a standard set up of things Im willing to cover. Any tips or ideas or someone who successfully/unsuccessfully went through with this approach?

I'm about to attend my first auction and have been researching the available list for the next event. How do I research liens and which ones "fall of" and which ones "stick" with the property post auction? any other general tips? I greatly appreciate your response

@Noel Challenger May I ask how many signs you put up monthly and yearly basis? how many leads do they generat? do you use a specific phone # to track the success rate? and how do you find out about your city refulations?

I'm in the process of fixing our current property management and DIY, we are put of state so my plan is to create a spread sheet with all kinds of vendors to have easily at hand when something goes wrong, like a list of 10 electricians, 10 plumbers, 10 tretrimmer/landscaping companies etc. what do you think of this approach and what vendors is a good idea to put into my spreadsheets?
