Hi,

There are quite a few modular home manufacturers out there but unfortunately, many of them have tons of unresolved complaints on BBB's site.

I'd appreciate if someone could share their experiences on which are the better modular home manufacturers out there, I'm also looking for a builder in Orlando to put the modular home together on a vacant land.

I'm at due diligence stage, just wanted to find out if this normal or not but thanks for all the input all the same. To me, this is a big deal because this PM co. is also the seller of the property.

No mention that she is an agent.

I forgot to mention, that BP member gets a 3% commission on property sold by this PM co., no, she made no mention of this here or on her website, I found that out after some digging.

No, I have not, at this time, I'm only considering doing business with them or not.

If the rent I collect is $975, instead of the PM co. taking its $97.50 (10%) cut, it rounds it up to $98, since it's only 50 cents more each month, is this normal?

If this PM co. rounds up its management fee, I wonder if it does the same for repairs.

By the way, this PM co. is highly recommended by a member who writes articles on BP.

Would appreciate some insights on this...

What does it mean when the auction date is more than 2 months ago and the property is still on the market today? On the surface, this property looks attractive:

Sounthern California multi-family house, 6 beds, 3 baths, 1,800+ sq. ft., about $60k est. bid.

Besides monthly rental income (if any), what other information do I need from the owner of this property before I'm able to decide if this is a deal or no deal?

Also, since Trulia's and RealtyTrac's school quality and crime grades varies greatly for the exact same address, is there a more reliable souce to get the real grades?

@Kevin Page, initially, I was planning to move to Gainesville, Florida for the same reasons you mentioned but just to relocate to an area because of business alone isn't quite good enough.

Hi, I'm a newbie in RE investing, looking to buy my first rental property either in Orlando or Los Angeles.

Anyone here with some helpful tips to share on this topic? More specifically, I'm planning to have a licensed real estate broker to help with the purchase of a foreclosure, is that a good way to get started?

What is the best way to find a good contractor with the rehab?
