With prices so high in NY, where would you suggest New Yorkers invest in their own backyard?

@Travis Biziorek I agree with all points regarding Detroit. I do want to point out though that Cleveland's population loss has finally stopped. Maybe its just a blip, but I'm hopeful that we'll see population increase in the city limits sometime in the next few years.

I'm in a similar position as you.  I am also priced out of the NY/NJ market and I am interested in Cleveland OH due to more affordability.  I have been holding off looking at property because I have never visited OH and I feel I need to visit before making a purchase.  I've also started looking to invest in PA which is closer to home. I wish us both luck!

Is it advisable to visit a potential investment area or is it ok to buy without visiting the area?

Here are pockets I focus on for cash flow:

West side - West boulevard, Cudell, Clark-Fulton, Jefferson, Bellaire-Puritas, Old Brooklyn

East side - Fairfax, Buckeye-Shaker (the north side), Waterloo Arts District, Garfield Heights, Maple Heights, Newburgh Heights, Lee-Miles (the north side), Bedford

Here are the areas that I focus on for appreciation:

West side - Lakewood, Edgewater, Old Brooklyn, Ohio City, Tremont (above 490)

East side - Buckeye-Shaker (the north side), Waterloo Arts District, Fairfax
