if you are smelling the stench you can rest assure that you are dealing with gutter rats. Glad to see that you are asking for guidance. Do your research on the Internet to gather as  much info on these types of money scamming companies. I research everything by asking for complaints by consumers or victims. The information is out there. Tread carefully and trust your gut feeling. It will never let you down.

This is only my suggestion. Before you throw any money out there do some research about the area first. You need to do your homework.

1. Look at the demographics 

2. Crime rate/poverty level

3. Median income rates, rent rates for that area and if it is home owner driven verses lots of renters

4. If any revitalization is going on in that area and/or gentification 

5. Annual taxes, abatements

6. Is it in a flood zone

7. It snows there....who is paying for snow removal.

8. Visit the area day and night to see what goes on in the neighborhood 

9. And never be more than 2 hours away from your investment. You are the owner and the manager of your investment,

10. Take your time.

There are a lot of great buys there that make multi-family buys very alluring, however it makes me wonder why???? The download side is that rent is very low running the range of little less than $500 to start rounding off to around $1400 again based on location. Definitely not California Bay Area prices starting at for an apartment at $3700 to nearing $10,000 if you do the city. Outline areas from the city are a little less. San Francisco is the culprit with sky high rent and a lifestyle to match. Cashing out and heading east to get more bang for my buck.

Because my mom and me are both seniors I am looking for an area that has a high walk score to businesses and restaurants, low crime and not a high tax rate. I have noticed that Cincinnati has one of the highest tax rates in the country, however Hamilton County is unique. Low income areas have low rates while very desirable areas can be quite high and shot through the roof. I have checked every area in the county, read up on the history,  demographics, revitalization, regentrifrication of certain areas and  the poverty rate of the city. I have somewhat narrowed down to certain neighborhood. Once there will be looking for a second property to  buy.

Relocating to Cincinnati, Ohio. Can anyone point me in direction of where the good multifamily properties are located for purchase. Plan to live in it. Have looked at university areas and more high end areas for good rentals. 

Planning on buying a multi-family because me and my mom are both seniors and need to have income coming in. This will be a cash purchase. Need to know what are the great areas in Cincinnati, ohio.
