Although I usually dislike floating shelves (I know you didn't ask) in your case, with the slanted ceiling, I think it will work well.  Regarding the butcher block counters, that would be a definite NO.  It's one thing if it's your own home, but definitely not for any type of rental.  BTW, I think your counters look fine.

I am doing a mid-term rental for one of the units in PA and am managing it myself.  I know I need to hold the security deposit in an escrow account.  Does anyone have any experience with escrow accounts?  My bank doesn't seem to know and they are just offering that I open up a separate account.  I wonder if this is sufficient.  Thanks.

Let go of the obsession to find "the best deal possible". If that's what you're looking for, you will likely never pull the trigger. Find a deal that works and then move forward. If you have a good real estate agent and banker, then they will help you through the deal mechanics if that's what's holding you up. If you buy a STR that was already a STR, that's even better, as opposed to converting an LTR to a STR.

Although I think spending money on education is absolutely worth it, $10K is a lot of moola!

Does anyone have any recommendations on good property management companies in Pittsburgh?  I am not happy with my current property management company and would like to explore my options (assuming that good property management companies actually exist).

Simply ask the property manager to contact the tenant.

I wouldn't be afraid of the fact that the building only has 1-bedroom units, assuming the location is good.  If you are within walking distance to restaurants and shops, then 1 bedroom apartments are very attractive to young professionals.  I have a few myself and I've found them to be very easy to lease.
