Let go of the obsession to find "the best deal possible". If that's what you're looking for, you will likely never pull the trigger. Find a deal that works and then move forward. If you have a good real estate agent and banker, then they will help you through the deal mechanics if that's what's holding you up. If you buy a STR that was already a STR, that's even better, as opposed to converting an LTR to a STR.

Although I think spending money on education is absolutely worth it, $10K is a lot of moola!

Quote from @Kimberly Reed:

Thanks for your response @Anthony Angotti. I agree that long term, submetering is best. I was trying to avoid the upfront costs right now, as there are a number of other repair/maintenance issues that are a higher priority.

Do you have any recommendations for folks to split them? Property is in Brighton Heights.

@Kimberly Reed. Did you ever find someone to implement a submeter or do a RUBS study?

Does anyone have any recommendations on good property management companies in Pittsburgh?  I am not happy with my current property management company and would like to explore my options (assuming that good property management companies actually exist).

Does anyone know of decent home warranty companies that cover smaller apartment buildings?

Thanks in advance.

Simply ask the property manager to contact the tenant.

I wouldn't be afraid of the fact that the building only has 1-bedroom units, assuming the location is good.  If you are within walking distance to restaurants and shops, then 1 bedroom apartments are very attractive to young professionals.  I have a few myself and I've found them to be very easy to lease.

I am contemplating turning one of my rental units into a short-term rental and would like to see if anyone has a recommendation on a good property management company.  Thanks!

Quote from @Marek Ma:

This is a really old post, but just in case anyone searches and finds it. We hired Host-Aid to manage our property in Pittsburgh in Nov 2021, and are firing them this week. Gave it a shot, but they're a small start-up that hasn't quite figured out how to do this well. Too-small team for what they manage (I assume... or they're busy with other stuff, hard to tell), terrible communications with us as clients, and communications to guests were often grammatically incorrect, sloppy, and failed to use the guest's correct names or truly read what was being asked. We tried to note that we needed more communications from them, but response emails to us were always very defensive in tone. I wouldn't recommend given other options out there (there are other options that we found in Pittsburgh - Facebook page is a great place to locate them).

@Marek Ma Curious as to whether you ended up finding a STR property manager that you liked in Pittsburgh. I'm looking for one myself.
