I am a newbie in the real estate world and closing on the first deal in the Tower Grove South Area. Inspection on the home came back with the problem of water seeping into the basement with possible mold issues. Can you help with advice on what worked for you?

Thanks, Everyone, for the wonderful advice. Since the Sq. Footage of the house is around 800, and I will most probably stick with Window units after confirming the amperage as recommended by @Bruce Woodruff

I appreciate for all the knowledge on BP forums. I am newbie from St. Louis, came across a deal on a older brick house (~1938) in decent condition except that it has no Central AC. It do has a central heating. Summers here in Midwest can be very hot for few months. Property is in a B- area with rent to price ration close to 1.6 to 1.7. My initial thought is can't we manage with couple of window AC units. I am sure we have experts on BP who have this same situation and looking for your point of view.

Looking for expert advice on potential down the road issues like finding quality tenant, maintenance, costs? Not sure how big of a deal is Central AC?  

Any advice is highly appreciated .
