as in, if all stars align would it be worth considering ? obv i will be like 20% for overcosts, but even then, what would you think? anything i should look out for, any pitfalls or lessons learned from your previous exp?

Hi - new to real estate. found a property that is for 135K, legally 4 units. in balitmore city on W. Fayette st. repairs are 100K. ARV is about 300K at the LOW end...and i would want to aim for this and base my numbers off the worst case scenario.

rent is about 700 to 800 a unit.

I would be certainly interested in networking and learning from all of your experiences. I recently completed a investment deal in Raleigh. I currently live out here in MD so would be interested in learning more about this area and the investment opportunities here. @Jevon W.
