Hi everyone

i bought tax deed from auction 9 month ago, and i know and i know i have wait 12 month to start filling  for barment,

my question is can start publishing in newspaper and serving the right of redemption letters now , and date the deadline redemption date for the 30 days after the one year. i mean can i start barment now and i will count 13 month to the deadline date for foreclosed and barred ?

i bought property at tax sale auction in Dekalb county Georgia, over 12 months ago, now i am doing barment, i published ad news paper, i sent 30 days notices to ex owners and all parties might have interest, and the property now it empty / unoccupied.

my question is: if 30 days notice expired and no body redeemed, can i enter the property and start to fix / repair the property, and rent it??

or i must have to complete quiet title from court judge order to to enter the property for fix / repair and rent it??

I will purchase a property in georgia. I did my due diligence searching there no HOA liens and no judgment, Even though the owner (seller) told me he owed them for almost one year HOA payment$.

my question is: since there is no lien no judgment, am i legally responsible for $ year past due??????

I am about to buy property pay cash,  and the seller has judgment lien in different county record (not in county where the property is i want to buy),  

if i buy it  quitclaim deed  can transfer deed to my name ?
