@Joe J. It was not a totally bad experience. I liked the ROI and NOI (I don't remember the exact number but it was good for CA).

Here are the negatives...

1. I thought Barstow is not going to appreciate.

2. Barstow is a small town in the middle of nowhere with only 23,498 and this number hasn't changed for last 20 years. (Probably that is why it is not going to appreciate).

3. Tenant quality is just not good... I think if you rent in Barstow, you should go section 8 which my property was not ready for. 

These are just my opinions and I am NOT an experienced investor in any capacity.

@Erick Tran @Justin Fraser Thank you so much for both of your suggestions. I actually went to one of their meetings last night as a guest. I had to pay a nominal fee of $20 as a guest. I did not think the educational material was worth $20, but networking was priceless. 

They did say that it was not their regular programming, so I think I would check it out few more times. (I think they meant their usual speaker was not there).

Mo S. Hello. I won't be much help to you as I am a beginner as well, but I will share my experience. Like you I live in So Cal and I don't have money to buy properties around me. So I pulled out HELOC and purchased a duplex in Barstow, CA. It was a drive if I needed to go but that was only choice I had at the time. I kept the house for about a year and half and I am currently in escrows. All in all I think I profited about 40K. Even though I had a good experience, I don't think I will invest in Barstow again for various reasons. I am looking at out of state now. Hopefully, someone can show us a right neighborhood around us.

Hello, Everyone.

I am a new investor based in Orange County, CA, and I have been just soaking up all the information on BP and BP podcast. Through these two resources, I learned that I need to get connected through local REIA which makes sense.

So, I found a local REIA through http://nationalreia.org/ and it will cost me about 400~500 dollars to join them.

I just wanted to verify that this is the REIA that many people on the forum recommend newbies to join or are there different ones out there?

I also want to clarify that I am not complaining about paying for things. If it is worth the money I will gladly pay. I just want to make sure I am spending my money appropriately.

Bob Okenwa how do you research the cities? What resources do you use? I am a new investor and I am having a hard time learning about out of state neighborhoods. Can you offer some more advise?
