@Jacob Hornberger we didn’t change the physical layout of our house (roofing/walls), but we did change it so that two rooms and a bathroom have been separated and changed to it’s own apartment space. Not sure if that would qualify to make this a now duplex? Also curious what the implications of changing this property from a sfh to an official duplex would be? Instead of just keeping it a sfh with a “mother in law suite”.

We recently converted our single family home to make part of it a separated unit that we are in the process of renting, while my wife and I live in the other half of the house. Since we only have one address, as this is technically not a duplex, how do people handling the other unit receiving mail or packages?

Hey Avree,

My wife and I live in Tucson and are currently renovating our single family home to create a second unit that we will rent out hopefully soon (future house hackers). There are a couple great meetups in town that you should check out when you have the chance, they are the best way to network and get to know some investors in the area.

There is a multifamily meetup coming up this next Thursday 1/05 at firetruck brewing company at 6pm.

hey Bonnie thanks for the response. We will have plenty of years of W2 income, credit score is good, and we have a nice little savings ready for a down payment & closing costs. I’m curious if I provide a W2 income for a job that I no longer will be working at when we move, if that will effect what we are pre-approved for and/or if we will be denied. Will I need to be at my new job for a certain amount of time before I can get approved for a loan or is it ok that I did have steady income and I will once we move, but it will be from two different companies?

Hopefully this is making sense, sorry if I’m not explaining it very well.

My wife and I will be moving to a new town around the beginning of 2022, where we will both be starting new jobs. As part of this transition we plan to buy a multi family property to house hack, living in one unit.

My question is, when should we apply for loan pre-approval?

Is it possible to get approved for a loan even though we will be starting new jobs immediately after? Not sure how this would work or if we will simply have to find a place to rent, wait for a certain amount of new pay stubs and then try for a loan?

Any advice helps, thanks!

My wife and I have lived in Las Vegas for a year and half, but we are now looking to house hack a rental property.

We are looking to get involved in the real estate investment community here to start networking and learning more about people's experiences, as well as working to make a good investment team.

Are there local meet-ups, in-person or virtual? Do people participate in the local REIA meetings?

Any tips and suggestions for good realtors, management companies, repair companies, etc. in Las Vegas are welcome as well, thanks!
