@Thomas Petra Something which came to mind while reading the thread: Location, Location, Location.  As others have pointed out, you may find a higher cap in a less than desirable area, but this may bring more headaches and issues. In settling for a lower cap in a better location, although you may have lower cash flow, you may see better appreciation over time, and this may in-fact trump any cash flow gains you would have made.

Hello All,

My wife and I are in the process of moving to the Riverside area in Jacksonville within the next couple of months. We are coming from Texas where we have been the last two years as my wife finished up her residency.  I am fairly new in the real estate investment space but am excited to continue to learn and meet others within this arena.  Although we won't be in Jacksonville yet for this scheduled meet-up, I look forward to future meet-ups once we are settled in FL.
