I need advise from experts on how to go about this. My first investment opportunity- a triplex with tenant in place that refused to move despite court injunction. The seller is willing to wait till the whole process is done. As to the price, she won't reduce the asking price even with a cash buy. I ran the comps it's relatively even out but more potential for growth. I am so confused now because I can't assess the property for the ARV. My experience as a realtor with such tenant, they tend to destroy the property when they are forced out. What's the best approach to this? Any valuable information will help my investment journey.

@Mindy Jensen

I can’t but agree more that KVCore is the best that I have ever used. To me there is always something to learn to boost your listing. That’s the best thing my brokerage did for us. Anyway, an open to others.

Well said. But as both RE agent and investor, I will like to know why he won’t? If he is a disclosed dual agency he won’t.

@Dennis Maynard

Well said. There is no better way to put it. As a new RE Agent myself, I am exploring the field everyday and enjoying my discoveries. There is surely a path to wealth in it.

@Julio Perez

Thank you so much for the advice. What company do you work for?

@Jonathan Greene

Thanks for the advice. I will surely join the zoom.

The Covid-19 opens my eyes into real estate, which resulted into me getting my New Jersey Real estate license. However, I haven't made any sales since I started 3 months because of so much to learn. How do I leverage my license to be an investor? Any advice for a rookie?
