I am wondering if anyone has any experience in selling a second mortgage to an investor? If so please share! Also is there a place to advertise a second mortgage for investors to buy? Any info would be appreciated.

I am looking for advice and/or possible leads for private money/hard money lenders that would be interested in a 1-2 year loan for a down payment of a property. I have looked/asked around and I just can't get the money together myself for the opportunity. Any information would help!!

Trying to find private money/hard money lenders to invest with someone beginning (first property) on a 4-plex in Minnesota. Doesn’t have to be the full amount just the down payment. Anyone have ideas or advice?

@Diana Muresan Thank you for the information. Would it be better if I wasn't an owner occupied to do it through an LLC? My understanding is that I could then use investor money for the down payment, but the loan is harder to get if there is no revenue stream correct??

I have been analyzing some specific deals within my local area and there is a Multi-Family 4-Plex that has good potential. I have an investor to cover the down payment of the property but am having a hard time find a good place that lends to someone who has good credit but has larger student loans. Anyone have any advice or some good resources to find a good place that lends?
