Welcome to BP! I am also new here from the Southwest Florida region (born and raised - a rare breed here)! I wish you great success. Never been to SD, it sounds absolutely beautiful though. Do you have a strategy written down yet with numbers that you need to reach?

Hello everybody! I am so glad to be here, and it’s so great to meet you all. Allow me to introduce myself:

My name is Samuel Jolicoeur and I am a 22 year old native Floridian originally born in Naples and raised in a small city called Punta Gorda. It’s basically the halfway point between Tampa and Naples; right off I-75. A sleepy retirement town where the median age is over 60 and the night life consists of going somewhere else because there isn’t one besides the bars. 

I earned my license in July 2022 and I am searching for the right broker for me. I was planning on joining the USCG and my deployment kept getting pushed back until now when I’ve decided I’m joining the reserves instead, which is why I haven’t activated my license yet (I didn’t want to join a broker when I thought I’d only be there a few weeks). That wasn’t where my passion lies, but real estate is. I am determined to make real estate my bread and butter in life and I am eager to learn as much as possible. Every day. I know where I want to be in 20 years but I haven’t found the path to get there yet.

If any of you are locals to my area or nearby areas (Tampa -> Naples) I’d love to hear from you and pick your brain a bit. I will be starting off as an agent of course but I am also interested in wholesaling, property managing, mortgage lending, development, and hard money lending when the day comes that I’ve got the capital to spare. If you can relate to me at all or are a professional in any of these areas then I would love to talk more about it as I start to find my path forward. Basically I’m looking for a mentor.

 It depends - do you want to primarily work with buyers and sellers as their agent? Since you want to invest in multi-family you could become an investor-friendly agent to help other investors and then get into investing yourself. You could also do that while also wholesaling at the same time, but I'm also a believer in being focused on one thing when getting started to build your experience and credibility faster. The saying goes "A person who chases two rabbits catches neither."

If you primarily want to work with real estate investors on your own and representing yourself, wholesaling might be the best bet for you. Being an investor-friendly agent vs wholesaler require different skillsets, although the fundamentals are similar but the mechanics for doing deals will be different.

I think the best move for you would be to join a brokerage that is investor-friendly & also offers training in wholesaling or is at least friendly toward it. Try both out and see which is a better fit for you.

While I do expect that I’ll start off representing buyers and sellers, that is not what I want to do long term. Eventually I would like to represent myself and have my own development projects going (in a perfect world). I still need to figure out my path to get where I want, so please pardon the vagueness. But I suppose you could say I want to do something like what BP’s James Dainard is doing in the Pacific Northwest. 

I mostly lean towards being an agent instead of a wholesaler because I want the network connections and education that come along with it. I want to be a professional. That being said, wholesaling does interest me as well because of the direct interaction with investors and the capital generated by assignment fees.

I would like to try out both and see what I like more. As far as training at a broker, I’m honestly not sure if my local brokers are even familiar with wholesaling. I’ve had to explain it to every local realtor I know! 

in any case, thank you very much for the advice. I will start broker hunting this week.

Hi Samuel, congrats and welcome.  

I would absolutely hang your license with a broker, but, find a broker that is good with your investing side. not all brokers like it, liability etc, but many do and some have their REI side to learn as well, but for sure having the ability to work both sides of the business was for a me a game changer.

Appreciate the welcome and advice. I will be on the hunt for brokers starting this week. I am in SouthWest Florida but in general, are there any big name brokers you’re aware of who are welcoming to budding investor agents and agents who want to shift to commercial? I am aware that there is a higher barrier to entry in commercial.
