Hello,

I have a deal that I am working to put under contract, but I have been in the commercial real estate world in a W2 for a bit and have not been flipping and now it looks like I will need a credit/experience partner to come alongside me for this project to make it easier. 

I am willing to offer my sponsor favorable terms in payment or equity as this does not need to be my "big win" project, it is my prototype project. Any suggestions?

This is in OKC and a max of about 1.4 overall.

Sam here. 28. Located in San Diego, California. I currently Work in real estate, and also a business owner.

Dropped out of law school after year 1, because I didn’t want to go into an intense amount of debt and law is not necessarily the way that I desire to make my impact on the world. I may go back in my 30s, but after I have set up the empire I desire first. However, I’m still EXTREMELY hungry and desire to make 25k+ in passive real estate income/month.

I was going to begin in a real estate masters program at what is to be considered a prestigious university, but instead desire to learn directly from someone who is already doing what I desire to and is willing to push me, Coach me, willing to understand my dreams, and desires, and who has built a business in which I can emulate. Why reinvent the wheel?

I am willing to pay the right mentor or give the mentor a percentage of what I make overall...or whatever agreement we can work out. I am a great listener and implementer, not looking for a handout in anyway, I want to work smarter not harder. I desire to build something great with the guidance of a mentor or as a joint partnership with someone equally as hungry but that may bring other things to the table than what I do.

Disclaimer: I am very picky this time on what mentor I choose as I had one in the past that ripped me off, and one in the past that was too controlling and was not a fan of current technology being implemented into real

Estate practices (I’d have to explain). I am looking for someone who will see my potential, we can work together, and someone who will help sharpen me and build someone currently good into something great.

Disclaimer 2: My girlfriend/future wife is currently in med school seeking to be an anesthesiologist and my personal goal is to know RE investments so well by the end of her residency (when she begins to make actual high W2 income) to take risks and invest and set up our financial future. About 4 years out.....let’s go! What are we waiting for?!

So, I’m 28 now and have been twiddling my thumbs for way too long and now I’m looking to start acquiring properties and build out my real estate empire.

My first project is pretty low budget, but the numbers look really good. I am located in California, but am able to acquire two homes for 50k in the Midwest. One with a renter, one without so far. I could afford to pay even if there were no renters in both.

I don’t have all of the cash, but know I want to make these happen.

What kind of lender should I go with here? What percentages should I be shooting for? I’m listening for guidance, but also ready to jump in. Looking forward to the input!
