I am currently about to close on a house with 20 acres. I have plans to build on the upper sliver of land to a small apartment complex. As a rough estimate, I believe I can get about 6 duplexes there after paving a road and running utilities from the road to the plats. Does anyone have any leads on multifamily builders in the area serving west of Huntsville (Limestone County)? I want to consult a professional before running away with imaginary numbers and thought this would be a good referral place before just rolling down the Google review train. Thank you in advance.

 Since it is so rural, you can't go by zip codes in Athens, AL. You'd have to evaluate down at the street and subdivision level.

I want to form an LLC in NC for some properties I have. Is there a way to do this without paying an attorney an extra $200? I want to get the experience of creating my own LLC. I do not need the same day or 24 hour options for an LLC.

 My agent just recommended Movement. Do you mind telling me why you went with them? Was it an investment property. 

I have a good deal in the works. It fits my parameters. The deal needs conventional financing though. The property owner wants to sell it for the payoff for the current mortgage ($46k) plus $5k for him to walk away with at closing. Total sales price will be $51k while the FMV is $84k. I am looking for referral for a conventional lender; I am not asking for anyone here to finance it for me. I just want to know what kind of experience with local lenders around Fayetteville, NC you've guys have had with non-owner occupied mortgages. I've heard good things about Lumbee Guarantee on BP. I plan on contacting them tomorrow. Any other recommendations or leads? Thanks in advance.
