Hello, i am very new to investing I am only now looking to purchase my first investment property. I live in las vegas and home prices have skyrocketed. I am having a very difficult time finding a property that can cash flow positive. Alternatively, i have looked in the midwest states and it seems there are many properties that have positive cash flow potential. Can anyone advise me if i should look to invest in the midwest being so new? Or perhaps I am missing something not finding a good property in las vegas at this time.
