I am fairly new to managing properties, though I did it years ago I am rusty. I have a tenant who paid their rent 10 days late. I was clear they would need to pay the late fee, however they deposited rent only. I have followed up several times reminding them about the late fee and they have failed to pay it. Can I 3 day pay or quit on a late fee? I tried to look up the local laws on this but haven't found a clear answer.
