Just finished rehab on my first property. Wanted to sell but reuse profit from this house into another property using 1031 exchange. Do I need to tale to a professional that handles 1031 exchange before listing property for sale?

I need to get bathroom vanities asap, and I need stores that have a high selection of pre-assembled vanities available for pick-up on the spot but lowe's and home depot do not have a high selection unless it is special order, which can take 5 to 7 days to order. Any suggestions for where I can find stores in the houston area?

Hello, I'm flipping my first house. What do you typically do with any left over materials not used from a rehab such as tiles, wood, paint? Should I just have the contractor get rid of remaining unused materials? Thanks

I included pet order removal in the scope of work.

The house I bought had a strong pet odor, cat urine, and as part of the scope of work, I asked contractor to eliminate that odor, however house was repainted and work 99% complete, but odor came back. Contractor assured me smell would go away after house repainted, but that's not the case. Pet odor removal services cost between $8k to $10k. Any advice.
