 Going through the county eviction records has taught me

a) Good property manager/owner files for eviction 3rd day after delayed payment

b) (Insert reason here) property managers/owner files for eviction after 4+ months

Both cases it usually takes about 3 weeks for the eviction to go through once filed and the date for hearing is set. (This true for both Texas counties I've browsed in)


If you've found yourself a professional tenant, the eviction process might delay by a couple months at best. That's when I'd look to hire an attorney.

Hey Ben,

Welcome to Biggerpockets. 

If you use the search tool and marketplace you can find several lenders and experienced multifamily investors.

Follow what they do, reach out to them and ask your questions when the time is right.

But before you do all that I recommend updating your profile info so that when they get a friends request or message request they'll see you're a person and not just another spammer.

Looks to me that you're already able to close deals and get a lot of work done. I'm sure you'll find this platform is a great resource to find what you're searching for once you've learned how to use it.

I'd love to learn more about this property as my wife and I looking to move to texas but we don't have the privelage yet of FHA loans due to our visa status.

How'd you discern the ~180k asking price?

I'd recommend asking @Bruce Lynn for anything real estate related in DFW as he's got a lot of experience in the area and might be able to help you out.

Congrats on the new job!

I've texted you a couple of people that have helped me in the area in a PM.

I'd also join the San Antonio REI groups on FB.

Another thing I've found is there's at least one REIA that we're looking to join when we make the move there that I can link you to. I can't vouch for it right now as I haven't been to their meetings yet.

Having said that, connecting with other investors is the top helpful tip from most BPP episodes I've listened to.
