Foundation engineers many times provide solutions such as grading, similar to a land surveyor. Pipes and vapor barrier are helpful, but if the cause of the problem (in this case, if it is the slope or multiple slopes such as back lot and neighbors land being higher) is not remedied, the water will continue to keep flowing back.

Hi All,

I have a rental that is raised foundation but has a lot of wetness under the crawl space. I believe this is due to the slope from the back lot, in combination with neighbors lot being about 2-3ft higher, and also front road being higher than the house.

Does anyone have any recommendations for a foundation expert / engineer in the greater Sacramento area that you've had good experiences with? I don't want someone just to come and say "it's wet, put in a pipe".

@Joe Homs thank you so much for that information, I have signed up and will hopefully see you at the next event. Also if I could join you at the next court house event just to get an understanding of the action I would greatly appreciate it! 

@Peter Mckernan I was not in that class unfortunately! However, I see you're right around the corner at Newport and would love to meet up with you sometime in the near future just to have a chat!

Hi BP Community,

My name is Sam, and I'm 23 years old. Since a young age I've been involved in properties, however not in the way that it seems BP works.

We have a family owned and operated business in OC, which is a flooring/interior remodel company, where we do everything from floor coverings to kitchen and shower remodels. I have worked with realtors, investors, GCs, designers, and so much more.

I have always been interested in flipping and property investments but have never really had the opportunity because of my age.

I am also finishing up my last year of undergrad at USC studying business with double emphasis in entrepreneurship and real estate. While making the most of my time, I wanted to ask what I can do to get started in this field. I have started reading several books, and am currently working on achieving my real estate license.

If there is anything anyone can suggest from their experiences I would greatly appreciate it.
