I know three properties is not very many.  But I am looking at expanding and it would be nice to have the right software in place from day one so a few years down the road and with more properties I will have everything from day one in the program.  

Any idea's on other programs such as Quicken or something else?

I am just getting started in real estate investing but I have two duplexes and a triplex and currently use a management company to handle the details.  However, I do some work on them on my own and I need to know how to track all the expenses and income.  For example, my mileage, food?, whatever and also the income and expenses the Property Management Company sends me twice a month.

Most software I see assume I am the full time landlord and I am not sure what software to start out on.  I hate to input everything on a free trial and then end up jumping around from software to software.  Any suggestions???
