ok, but what if I'm analizing a deal. how can I figure if I have a good deal in my hands...is the any percentages to put in place as far as points/origination fee/ closing costs ect... so I know or have an idea that the deal is good or not?

Hi, I just want to better understand how this works....when figuring the cash on cash return, the figures on the mortgare/ points / and closing costs, are these figures coming out from the seller side of their finacials, or is this when I'm looking for financing???

I do have a few listings that I'm looking at and I am contacting other brokers for more listings on apartment buildings...so do I continue till i see something worth to deal and then find the investors of is this something that has to be done at the same time...i want to get a better perspective on this.
