Hi @Diana Guillermo – i was successful but the process took many months and was quite expensive. It was also just a guy wire and in your case it sounds like it's the entire pole which I imagine would cost a lot more. You must be very persistent or you case will fall right through the cracks but step 1 would be to put in an application for a modification services on the BGE website. PM me if you have more questions and I'd be happy to answer

Thanks for your reply @Jamie Engledow – so what I'm hearing is that something like this is possible as long as you don't double dip. If these were marked as personal expenses purchased from your personal bank account under your business tax id would you end paying state sales tax though?

When deducting capital improvements from any profits made on the sale of your primary residence, can these capital improvements be made in the name of your sole proprietorship even if the home is in the name of the individual?

The reason I ask is because I am currently renovating my home and some suppliers (windows, lumber, etc) ask for your business name/tax ID instead of selling to the individual. I want to make sure that making capital improvements in the name of my sole proprietorship will not disqualify me from deducting these improvements when I eventually sell the home, which is in my personal name.

Thank you @Ned Carey and @Ozzy Sirimsi for your input! I was able to connect with Bill Daly at Liberty Title and he helped me fill out the boilerplate Residential Contract of Sale for Maryland. I feel that this will cover me if things go wrong and I think this is a good middle ground in between paying a RE attorney to draft something up and writing something myself. I'll keep you all up to date on how things go but I think I'll probably end up working with them for a title company as well

@Noah Schettini I was in the same boat. I ended up going the rehab+flip route instead but did a lot of legwork on looking for a rental property that I could live in and have roommates cover my my monthly payments. My search was focused on Fells Point/Canton. As far as 3 BRs go, it's difficult to have two roommates rent cover the costs (and then some) of your monthly payments (taxes, insurance, mortgage). HOWEVER, the 4 BR play will work on prices in this area if you're willing to go for something in the 300-350k+ range and you are ok with having 3 roommates. Echoing @Ned Carey you will also be able to find 3BRs that make the numbers work in areas of the city outside of Fells Point/Canton (examples include Remington, Hampden, Highlandtown, North of Patterson Park). Feel free to DM me and I can give some more context or answer additional questions. 

I'm buying a FSBO in Baltimore City. I have verbal agreement from the seller on a price and need to draw up a Contract of Sale to move forward. Does anyone have recs for a title company that has a RE attorney on staff or will provide these forms free of charge? Is this overkill (ie could i draw up a basic contract myself)? I want to make sure all my bases are covered and that I have all the MD disclosure forms included.

@Joseph Abad Thanks for your input. For context, the picture is taken from an alley way that extends behind all the row homes on this block. Most of the other homes have parking pads and garages that have been put in already behind the houses with entry from the alley so the issue is not with the zoning but being able to do it because of the blocking power line

I would like to put a garage or parking pad at the rear of a property in Baltimore City however there is a support cable from a utility pole blocking access. Does anyone have experience getting BGE to move something like this? They have an application for "Modification of Service" and I've heard quotes range anywhere from a couple hundred dollars to $60k jobs. However, before I go down this path, I'd like to know if anyone has been successful in the past and what the process was like.
