it's not worth worrying about. If you have a problem it will be most likely be associated with the installation, not the product. Choose a good high quality shingle but more importantly choose a good reputable roofer with a good workmanship warranty. If you read the warranty in detail most things are prorated after the first few years anyway

roofing is like real estate. Prices are different in every market. In my area, prices begin at about $160 per square (100 sq ft). Decking replacement runs about $35 per sheet (32 sq ft). If your roof area is 25 sq as you mentioned the cost in my area with new decking would be about 7k. That's for a turnkey complete job. I never ask for money up front and I would never never never never pay anybody up front. Ask for reference and check the bbb. Roofing jobs are fast. A job that size should be able to be done in a day this time of year if you have a good crew of about 6 guys.

Not at all. Forty years ago it was the place to be. The homes are well built. Now it's a middle class/lower middle class area. There really aren't any "scary areas" in Huntsville. You will need to be more diligent with your screening of tenants in that area but as long as you do your work on the front end you should be fine. Most of the time anyway. The biggest negative for me is that you will see very little appreciation

"SF" is single family I don't live in San Francisco

it is wacky. I don't really understand it. The only thing I can think is that most of the rentals in the area have been held long term. You can go to the other side of town and buy a nice 3/2 brick rancher for $50-$70 k and get the same amount in rent. If you really look hard you can find one for 35-40 k. Schools are not nearly as good but it's not a bad area and the location is still good.

Rent is in line with similar homes in the area. This house is a 2/1.5. If it were a 3/2 it would probably rent for closer to $1000 month

There is a lot a few doors down that just went up for sale. The guy wants 90k (he won't get near that in my opinion). Houses are being bought and torn down to build new homes. It's a very desirable area. I just don't understand why the rents aren't higher.

I hate to sell a good house in a great area but it makes sense on paper. Appreciation is good but the way the economy is going we haven't really seen any in the last 7 years and not sure we in the next seven. The economy here is good and our unemployment rate is the lowest in the state while our average household income is the highest in the state

On the plus side this property is easy to rent and attracts high quality renters. It's also fairly new (22 years) and has almost no unexpected maintenance issues

it's a great area. Free and clear. Appreciation has been good ( except for the last few years it's been flat). Good schools.
