Tim thanks so much this is very helpful.  I'm gonna calculate the numbers now.  There is a huge upside since the owner hasn't raised his rents in 12yrs.  There is also room to add more storage units to the property.  But nothing has been entitled yet.  I found out that there is fiber optics cable under the property and the company who laid the fiber currently isn't paying anything to the owner. Hopefully this can be another income source.   Really appreciate your help.

I am new to self storage investing and was wondering if there were any Acquisition Pro-forma Spreadsheets that you recommend?  I have a potential deal that I wanted to see if the numbers work out.  Any help will be appreciated.
