Hi Lucas, Can you please share more info? I am currently in the research phase and looking at the price at 252k. What was the strategy used for negotiation? Also, was agent required for it? I am trying to move quickly before spring rush when I may lose the negotiation power if any in that area. thanks.

Hi BP,

I am closing on a SFH rental purchase in Crowley, TX (south of Fort Worth). It would be great if you could recommend property management that you trust and have had a positive experience with. Any insights or advice that you can provide would be greatly appreciated..

Can you please share contacts and PM interview questions. look forward to hearing from you.

thanks!

Hi, I have narrowed down my rental investment location. I am looking to build my team in DFW for upcoming investments. Any leads would be appreciated..thanks!

Well I do both in that area.  My office is in Anthem.

Let's connect outside of BP. How easy is it to find good tenants there? Do you have customers looking to rent? I will check your current transactions to get understanding..

@Sam Patel There's a large shopping complex along St. Rose Parkway with a Costco. It's very difficult to find a house with no HOA close to this area. Most developments built after the late 1980's in the Vegas metro have some sort of HOA.

Thanks. Do you know any good realtor and property management in the area?

@Sam Patel there are a few hospital facilities in town now.  There's a new facility being built along St. Rose Parkway and Raiders Way.  That is on the west side of the city.

Do you know the avg price range for 3 or more bed around 1700sqft SFH no HOA?

Also, whats the closet big shopping center near by to this new hospital? Do you recommend silversdo ranch for rentals close to Tatget on S Eastern Ave? Thanks!

@Sam Patel Is there a section of Henderson that interests you the most? There are lots of submarkets to consider: new construction, age-restricted, condos, SFR, town homes, 2-4 unit, ect. West Henderson is seeing the most new development. However, the Water Street district has some interesting things going on as well.

I am still exploring. I am interested in single family new or fairly new built homes. My focus will be close to healthcare jobs for better tenants. Thanks!
