  We look for large apt complexes that can benefit from our hands on management approach. Our philosophy is if we are spending all that time arranging a closing it might as well be a large transaction! What's your approach?

Each limited partner would lose 50% of his share based on his initial investment.

The sponsor is considered like he's outside the deal so to speak. So the compression would only take place on the investors money.

In a typical large multi family deal due diligence only starts after contract is signed. You should have a 30 or more did period to do all your research. If you don't like the property you can walk away then!
