Hello! First time poster here on Biggerpockets!

My business partner and I are looking into buying STR property in Panama City Beach. We've been seeing a lot of limited information on rental rates as many properties there are not renting through Airbnb or VRBO.

I was wondering if anyone who currently invests in STRs in Panama City Beach can provide some insight on rental rates, and as well as typical occupancy rates. Also many 2BR condos we’ve seen have an additional bunk room in the unit, and if those rent at a 2BR rate or as a 3BR rate.

Any insight, advice, or information is greatly appreciated!!
