I have a video from wholesaling and flipping expert Don Costa that may benefit folks on this thread. In this video he talks about the Do's and Don'ts of wholesaling and flipping in this market, as well as his structure that has allowed him to do approx 200 deals last year! I have a 4 bedroom 1850 sqft flip in Naperville, IL wrapping up over the next 2-3 weeks. Currently compiling staging bids over the next 2 weeks, with staging in place right after the 4th of July weekend. Any bids need to be accompanied with references and picture portfolio of recent work.  Please let me know if you're interested or have a company to recommend. Thank you.

@Dakin Cranwell I'm looking to leverage the BRRRR strategy in Chattanooga and lowering the barrier to entry within the first two deals. I see there is a decent pool of somewhat distressed single family homes that can be BRRRR'ed for cashflow, but not able to find a whole lot in the way of 3-4 unit multi family properties. My strategy is to collect 10+ doors that cashflow at around $250+ with a CoC ROI of 12-15%.
