For list prices, what is the standard?  Do most of them imply the agent commission is included?  I understand there's potential variation, but from observation, whats being observed?

How does agent commission work now?  Haven't bought a property in awhile.

If I submit an offer, does the offer include the commission or not?  

If the seller is on a 2.5% with their agent and I'm at a 3% with my agent as a buyer, would the seller's agent ask for 3%?  Or vice versa.  

The commission can vary by agent.  I don't see the commission posted as it used to be on Redfin/Zillow.  (Am I missing something?)

What is the standard?  3% per agent, is 2.5% doable?

Looking at duplexes, triplexes and fourplexes.  What are the current cap rates in the market right now?  60s product (C class)

Considering selling a property.  Its a hot market with low inventory.  Is it reasonable to negotiate a lower commission rate or am I an ahole? 

Broker/agent is asking for 6% commission plus title fee. 

I may want to sell another two properties after this first one.

Can an LLC name a nominee to buy a property under the nominee's name and fall under the protection of the LLC? The property is listed in the LLC documents. The mortgage is under the nominee.

I'd consider finding a financial coach or personal mentor.

Someone going through all your specific details is going to have better advice.  Some of the advice on here is clearly coming from a perspective of no understanding of the time commitment of having 5 kids.

Getting into a trade looks like the best advice on here.
